01Feasibility

A feasibility study your lender can follow line by line.

We build feasibility studies for convenience stores with fuel, truck stops and restaurants. Each one shows what the site is projected to do, what it would take to make the deal work, and how it looks to the people financing it.

Convenience Store & Fuel

New stores with fuel. Fuel by grade and diesel, inside sales by category, a five-year pro forma and financing cases.

Travel Center & Truck Stop

Interstate and truck-route sites, with diesel, DEF and truck traffic counted properly.

QSR & Restaurant

Whether a restaurant concept fits the site: trade area, competition and projected sales.

Market Entrance Study

For an operator or brand moving into a new market: what drives it, where the traffic is, who you're up against, and where to start looking.

Site Selection Primer

A ranked look at the best areas for your concept, for your own real estate team to go after.

03The report

The answer up front. The work behind it on the page.

  • Read four ways. How the site looks to an owner-operator, a lender, an investor and a developer.

  • What it takes to work. If the site comes up short, the study shows the budget, equity or sales it would need.

  • Financing options side by side. SBA 7(a), SBA 504, USDA B&I and conventional bank loans, each checked against its own requirements.

  • Inside sales by category. Not one lump number.

  • Every competitor checked. Each fuel competitor near the site is confirmed and documented.

  • Your budget, line by line. Compared against comparable builds.

  • Sources listed. Every key assumption is labeled and every source is dated.

04Background

We develop sites too.

Our founder has spent about eight years developing retail sites, with developments in more than 10 states. We write these studies the way we'd want one written for our own deal: plain numbers, no padding, and an honest answer when a site doesn't work.

05Process

How it works

  1. Intake.

Fill out a short online form about the site, the store, the budget and how you plan to finance it. You can save it and finish later.

  2. Quote.

We price each study individually, depending on the type of site, how much information is available and what's being built.

  3. Delivery.

You get the finished study within 10 business days of a complete intake.

A complete intake means every required item and any documents the study depends on have been received. The schedule and scope are confirmed in your signed proposal.

Based in Vestavia Hills, Alabama. We take on sites anywhere in the U.S.
